Malaysia has five outlet malls currently. The first outlet mall in Malaysia was Oriental Village in Langkawi but that now just become a tourist spot for Langkawi SkyCab and others. Johor Premium Outlets opened in 2011 and following its success, four other outlet malls were opened between 2011 and 2016 namely Mitsui Outlet Park KLIA in Sepang, Freeport A’Famosa Outlet in Malacca, Genting Premium Outlet and Design Village in Penang.

Now, more outlet mall projects are coming. But almost all these projects are either under planning or on hold except for Silverlakes Village Outlet in Perak. Due to financial reason and ongoing pandemic, it is understandable the developers want to restructure their projects.


1. Silverlakes Village Outlet, Perak

Sitting on a 33-acre parcel of land, Silverlakes Brand Village Outlet is located within phase one of the Silverlakes lakeside development, which spans 511 acres in Batu Gajah, Perak. Silverlakes Village Outlet have high accessibility to Ipoh city, the North-South Highway and Batu Gajah KTM ETS train station.

When completed, the Silverlakes Brand Village Outlet will house over 150 shops in a built-up area of about 400,000 sq ft. With a land size of 240 acres, phase one also comprises the 4-star Ramada Convention Hotel with 220 rooms and a convention centre that is able to accommodate 1,200 people.

Besides that, Museum and Art Village of Dato’ Lat, Malaysia’s internationally known cartoonist will be opened just next door to it. The outlet mall have been expected to launch in 2019 but delayed to 2020 then pandemic happens that date may yet to come.

2. Horizon Village Outlet, Sepang

HVO is a joint-venture project by Horizon Group Properties – the US third largest operator and developer of outlet shopping malls – and Malaysia-based construction and property developer group, Mainstay Properties. Sits on 22 acres land and will feature 150 retail lots in a luxurious European architecture open styled area of 400,00 square feet and is located about 10 kilometres north of KLIA and KLIA 2 in Sepang.

The massive factory outlet is also being built in the Serenia City township by Sime Darby Group. The closest factory outlet is Mitsui Outlet Park which is located along the way to the international airports. The original completion date is in 2018, but until now as January 2022 it seems the project are on hold and nothing started building yet.

3. Langkawi Premium Outlet, Kedah

The outlet project would be developed on 16.58 hectares of land in Padang Matsirat, next to Langkawi International Airport BDB in collaboration with the LADA and divided into several phases and BDBMBI will be focusing on the development of Phase 1 and 2 first, while the rest of the phases are for future development.

The Phase 1 development is known as ‘Malaysia Designer Outlet’ where local fashion outlets, fusion restaurants with exclusive concepts or fine-dining and coffee houses will be developed beginning from October 2021 and fully completed in July 2022, involving the construction of 37 business outlets in 4.07 acres of land.

Phase 2 would involve the development of 11.74 hectares of land to build “premium outlets” beginning from January 2022 and is expected to be fully completed in March 2024. It will be offering more premium international brands at competitive prices and thus becoming the newest tourist destination and attraction on the resort island.

4. BVO Premium Outlet, Labuan

Labuan will be home to Malaysia’s first duty-free premium outlet as a joint venture between Labuan Corporation and BVA Development. The outlet mall will offer luxury goods and high-end products at a rate up to 30 per cent cheaper than most outlets elsewhere, due to its duty-free status.
Sitting on a 6.8 acre prime land, BVO Premium Outlet boasts over 70 exclusive tenants offering an array of duty-free goods, from tobacco products to wine, perfumes, cosmetics and designer clothing.

Originally the duty-free premium outlet scheduled for completion by the first quarter of 2019 but until now it has not opened yet. The project seems still on track though despite some delays mainly caused by the pandemic.

We really hope all these upcoming outlet mall projects will be realized. For now, no new official completion date are given for all these mall except for Silverlakes Village Outlet but even this one also has not receive an opening date yet.
